Every Month:
  • One two hour visit
  • Furnace filter replacement (If needed)
  • Water Softener Salt Refill (If needed)
  • HVAC Drain Line Flush
  • Visual inspection of home exterior addressing vent/air intake obstructions
  • As time allows, address items on the homeowner’s to-do list. See list of common services below.

January:
  • Exterior pest control prevention spray
  • Vacuum & clean bathroom fan grills
  • Inspect humidifier water panel. Descale as needed.
  • Inspect and clean heat exchanger filters
  • Vacuum kitchen refrigerator coils & exterior vents
  • Inspect/clean refrigerator door gaskets and interior vents

February:
  • Descale dishwasher and clean out drain filter
  • Inspect humidifier water panel. Descale as needed.
  • Inspect and clean faucet aerators
  • Test and tighten all knobs, handles and hinges throughout the house
  • Inspect under all sinks for water issues/damage

March:
  • Drain sediment from water heater or clean filter in tankless heater
  • Clean condensation lines from heat exchanger, furnace, humidifier, etc…
  • Snake all interior drains and toilets
  • Check for running toilets
  • Clean out drain lines and adjust stoppers as needed.
  • Visually inspect attic for pests and water damage
  • Change irrigation to two waterings per week

April:
 
  • Exterior pest control prevention spray
  • Inspect humidifier water panel. Descale as needed.
  • Inspect & clean gutters (Includes 100 feet of gutter under “normal” conditions not exceeding 22’ above ground. Additional cleaning will be charged at the rate of $1/ft.)
  • Visual inspection of roof & foundation
  • Clean security camera lenses

May:
  • Turn off humidifier and adjust manual seasonal dampers if present. 
  • Inspect humidifier water panel, replace as needed
  • Inspect exterior hose bibs
  • Check sprinkler heads and adjust or replace if required

June:
  • Clean range vent grease filter
  • Clean & inspect exterior A/C condenser unit
  • Clean exterior air intakes

July:
  • Exterior pest control prevention spray
  • Replace smoke and carbon monoxide detector batteries
  • Clean/sanitize kitchen sink garbage disposal
  • Empty/clean washing machine drain pump filter (accessible filters only)
  • Clean fireplace glass
  • Adjust/lubricate problem doors and locks

August:
  • Descale dishwasher and clean out drain filter
  • Lubricate all garage door hinges, springs, bearings, rollers, and pivot points
  • Test garage safety shut-off
  • Inspect fire extinguisher
  • Inspect under all sinks for water issues/damage

September: 
  • Inspect and tighten laundry hoses
  • Inspect and test gas fireplaces. Light pilot.
  • Garage door opener inspection
  • Landscape Lighting Inspection

October: 
  • Exterior pest control prevention spray
  • Inspect exterior hose bibs
  • Check sprinkler heads and adjust or replace if required
  • Check window exterior weep holes are clear of clogs
  • Clean security camera lenses

November: 
  • Inspect & clean gutters (assumes “normal” conditions not exceeding 22’ above  ground. Additional cleaning will be charged at the hourly rate) 
  • Inspect weather stripping around exterior doors
  • Change irrigation to one watering per week

December:
  • Vacuum & clean bathroom fan grills
  • Fill minor asphalt and concrete cracks (Minor cracks are ¼” or less)
  • Clean dryer and dryer vents
  • Empty/clean washing machine drain pump filter (accessible filters only)
  • Inspect and clean heat exchanger filters
